What drives the gap

Interior items excluded from the master policy

Some items inside the unit may fall to you. Repairs above your walls-in limit are yours to pay.

Loss assessment above your limit

If the HOA charges you a share of a loss, anything above your loss assessment limit is on you.

Master policy deductible

Your declaration and the association budget decide whether the master deductible is passed on to owners.

Sewer backup not covered

If your HO-6 has no sewer or drain backup option, the whole repair counts as a gap.

Frequently asked questions

How does the calculator work?

It adds four pieces: interior repair above your walls-in limit, assessment above your loss assessment limit, a master deductible passed on to you, and a sewer or drain backup loss your HO-6 does not cover. The result is always a range of 15% either side of the total. See the methodology.

What does a Florida master policy cover?

Under F.S. 718.111(11)(f), the master policy covers the unit as originally installed. Floor, wall and ceiling coverings, electrical fixtures, appliances, water heaters, built-in cabinets and countertops, and window treatments are excluded. The statute calls them the responsibility of the unit owner.

How much loss assessment coverage does Florida require?

F.S. 627.714(1) calls for at least $2,000 of loss assessment coverage. The deductible on that coverage can be no more than $250.

Will the master policy deductible be passed on to me?

The Florida statute does not say. Your declaration and the association budget decide. Check them, then tell the calculator what they say.

What does California say about the master policy?

The statute does not set what the master policy must cover. Under Civil Code § 4775(a)(3), the owner repairs and maintains their separate interest unless the declaration says otherwise. What the policy actually covers comes from your governing documents.

What does walls-in mean?

A walls-in policy covers interior finishes and fixtures inside the unit. A bare walls policy covers only the structure.
