Methodology
Formula
interior_gap = max(0, repair - walls_in_limit) assessment_gap = max(0, assessment_share - loss_assessment_limit) deductible_pass = master_deductible if passed to the owner, else 0 sewer_gap = repair if sewer backup is uncovered (then interior_gap = 0) out_of_pocket = interior_gap + assessment_gap + deductible_pass + sewer_gap
The result is shown as a range of ±15% around out_of_pocket.
Assumptions
- All numbers are entered by you; the calculator fills in nothing on its own.
- Whether the master deductible is passed to owners depends on state law and your declaration; you set it.
- An uncovered sewer loss counts once: it is not also counted as interior gap.
